10 Text Message Scripts To Turn Warm Leads Into Buyers
People today live in a quick and instant expectation society. People are busy, less patient, and have less time than they did 15, to even 10 years ago. For this reason, people enquiring into properties want to know well in advance if the property will be the right fit for them. They don’t want to have to drive to a listing, and meet with a Real Estate Agent prior to knowing whether the house is something they’ll think about moving forward with or not.
Now because we also live in this world we’re everything we need is at the tips of our fingers, people also expect this when enquiring about Real Estate. This is why Real Estate Agents need to be using text messaging appropriately to get the right kinds of people to potentially meet.
So, what do you text?
When you text a potential real estate lead, you should generally text something of interest to them, and do so in question format. The point of the text message should be to arouse enough interest to enquire further about what you might potentially have listed for them. The reason for questions, is you want to turn a subtle enquiry from their part, into a potential phone conversation, and then a face to face meet up.
Why the meet up?
Because 55% of our communication is with body language, 38% tonality, and 7% by the words (or text) we use.
By texting only, and not allowing it to lead to the next stage; we’re leaving a lot of potentially wasted communication on the table.
However as discussed above, we sometimes need to start with text.
And also as discussed above, not only is your potential client busy – you are too!
That’s why I’ve created these scripts for you.
I want you to swipe and use these at your disposal. They’re for potential buyers, sellers, and people showing general interest.
An example of a buyer script:
Hey there, thanks for getting in touch earlier! Great choice of suburb/ town/ district. What size of house are you looking for?
An example of a seller script:
Hey there, I’ve been working on your home valuation and will have it ready for you ASAP. Would you mind if I stopped by for a few minutes to take a look at the property, so I can make sure I don’t miss out on any important details?
